Relationship coverage, owner communication and service standards that keep revenue durable.
Leadership & talent
Clear roles, accountable managers and a reason for your best people to stay.
Operations & SOPs
Written standards, workflows and systems that hold up as the portfolio grows, and protect the margin.
Growth & margin
Pricing, portfolio structure and staffing that make growth add margin, not just doors.
Your acquisitions
An operating read on the target, a clean announcement and the clients and people kept.
Exit readiness
Clean data, documented processes and a story that holds up to a buyer’s diligence.
Acquiring a client is expensive. Treating them well is free.
Questions worth asking
Before you target your next acquisition.
Honest answers decide what your firm is worth.
- If your best portfolio manager resigned on Friday, which clients would follow?
- Are your SOPs written down, or only remembered?
- Could your firm stand up to a buyer’s diligence today?
- Which of your owners are quietly taking calls from competitors?
- When a client signals they may leave, who knows the right words?
- Is your team built for the next 1,000 units, or the last 1,000?

As involved as the work requires.
Scoped in writing before work begins. Involvement can change as the work does.
Advisor on call
A sounding board
For the moments that decide an outcome: a client about to leave, a key hire, a hard conversation. Regular working sessions, with access between them.
Defined project
One initiative, delivered
An acquisition, a reorganization, a systems change or sale preparation, scoped and seen through.
Fractional executive
Inside your team
Senior operating leadership for a defined period, working with your managers week to week.
Questions
About consulting for firms
What does a property management consultant do?
Brings senior operating experience to a property management firm’s hardest problems: client retention, leadership and talent, operations and SOPs, growth and margin, acquisitions and preparing for a sale. Meritas works alongside your team for as long as the work requires.
Is this a fractional executive role?
It can be. Some firms want an advisor on call. Others want senior leadership inside the team for a defined period. Each engagement is scoped in writing before it begins.
Do you help firms acquire smaller firms?
Yes. From an operating read on the target and the announcement plan to keeping its clients and people through the first 100 days.
How are engagements structured?
As an ongoing advisory relationship or a defined project, scoped to the situation and confirmed in writing before work begins. We discuss fees after an initial conversation.
Do you also work with owners and investors?
Yes. Owner Advisory serves owners of income property, and Consulting for Private Equity serves sponsors. If a conflict of interest exists, we disclose it before any work begins.
